Majority of Customers to Enjoy Rent Freeze
RHP is pleased to announce that the majority of our customers had a rent freeze or a rent reduction for 2010/11, with a smaller number receiving a small rise.
09/06/2010
On or after Monday 1 March RHP you will have received a letter explaining your rent level for 2010/11. There are different formulas depending on when you became an RHP tenant. Rents have moved in line with our promises at transfer or in line with the government formula for social housing rents - whichever applies to your home.
Customers who transferred to RHP from LB Richmond-upon-Thames in 2000
If you transferred to RHP in July 2000, your rent has been frozen and there will be no change in the base rent figure from April 2010. There may be some small changes in other charges which make up the total amount that you pay. If this is the case they are clearly explained on the rent letter that you will receive.
Customers who became an RHP tenant between July 2000 and April 2002
If you became a tenant between July 2000 and April 2002, your rent has been frozen and there will be no change in the base rent figure from April 2010. There may be some small changes in other charges which make up the total amount that you pay. If this is the case they are clearly explained on the rent letter that you will receive.
Customers who became an RHP tenant after April 2002
If you became an RHP tenant after April 2002, your rent increase is set in line with a government formula. This approach aims to ensure that by 2011/12 all social landlords charge similar “target rents” for similar properties in a similar area.
If your rent is currently at target rent level for your home, your rent goes up by inflation plus 0.5%. Inflation is set at the previous September's level, which in September 2009 was minus 1.4%. If you add 0.5% to this, it means that your rent will go down in April 2010 by 0.9%.
If your rent is currently above or below the target rent level, your rent will go up or down by up to a further £2.00 in order to bring it closer to target rent level.
Again, there may be some additional specific charges which affect your overall payment and these will be noted in your rent increase letter. If you have a tenancy in accommodation specifically developed for Key Workers, your rent will increase by 1.7%.
