Leasehold repairs

Internal repairs and safety

As the leaseholder, you are responsible for the internal repairs to your home, and the safety of gas and electric fittings. You should arrange for regular servicing of your gas central heating boiler and system, gas fires, etc. by qualified specialists at least once a year. You should also ensure that a qualified electrician checks your electrical system on a regular basis. If you sub-let your home, arranging an annual gas inspection is a legal responsibility. If you wish to change your front door or windows you must always get our written permission, which we usually give. You must ensure that any new doors meet current fire safety standards. Damage caused by leaks to your home

If you fail to repair items such as water leaks or running overflows which are damaging other properties or homes, we have the right to enter your property and carry out the repairs ourselves. We will always try to contact you before we do this so it is important that you let us have up to date contact details when your phone number or email address changes.

If your property suffers water damage from a leak outside of your home, please contact us as we may be able to provide a claim form so that you can claim for remedial works under the buildings insurance we supply.


Internal decorations

You are responsible for keeping the interior of your home in a good decorative condition.
