Here’s what you need to know about home condition surveys

A home condition survey is a check of your home to help us plan future improvements.


We look at key parts of your home, such as your kitchen, bathroom, windows and roof, to understand when they’re likely to need replacing. We also check for any health and safety issues.


This isn’t a repairs inspection. If something needs fixing now, please contact us to report it.


The surveyor can’t confirm when replacements will happen. They record what’s in your home and when it may need renewing so we can plan ahead.

We’ve appointed Pennington Choices Ltd to carry out our surveys.


They work with housing associations and local authorities across the country and have strong experience in this type of work.

A Pennington surveyor will contact you by email or post with an appointment date.


If the date doesn’t work for you, please contact them using the details in their letter to rearrange.

If we can’t carry out the survey, you may not be included in future programmes.

We don’t produce a written report to share with you.


The surveyor updates our system with details about your home and when key elements are likely to need replacing.


They assess areas such as your roof, windows, kitchen and bathroom and use their experience to estimate renewal timeframes.

The survey focuses on overall condition rather than small defects.


For example, we assess when your bathroom is likely to need full replacement including sanitary ware, flooring and tiling rather than checking each tap or tile individually.

The surveyor won’t be able to confirm this during their visit.


We use information from all surveys to plan improvements across our homes. We prioritise homes in the poorest condition first.


Where possible, we group renewals within a block, street or estate. This helps us work more efficiently and get better value for money so we can improve more homes.
