That’s why we carry out regular safety checks and work with trusted contractors to protect you, your family, and your neighbours.

1Gas safety
Gas services are a legal requirement, and if you’re a tenant, we service the gas appliances in your home every year. These checks help reduce your risk of gas leaks, fires, explosions, and carbon monoxide poisoning.

2Electrical safety
We need to carry out an electrical check every five years, to make sure everything is working safely. Smith & Byford will write to you when your check is due. It’s important that you let them into your home.

3Asbestos safety
We keep detailed records of where asbestos has been found, removed or might be present in our homes. We also work closely with contractors to keep everyone safe. If any asbestos needs to be removed as part of planned works, we’ll let you know.

4Fire safety
We place an absolute priority on fire safety across all our homes. It’s our legal duty to keep you, your family, and your neighbours safe and make sure you can easily escape from your home if a fire breaks out in your block.

5High-rise building safety
If you live in a high-rise block, there are be extra safety measures in place to help keep you safe, such as sprinklers, emergency lighting, regular fire door checks and clear evacuation routes. Our homes are designed to contain fire within a single flat or area for a limited time. This helps stop it spreading and gives you time to escape safely.
Most high-rise blocks follow a ‘stay put’ approach. This means you should stay in your flat unless the fire is inside it, or the Fire Service tells you to leave. If you do need to evacuate, never use the lift and move well away from the building once you’re outside.
You can help by keeping communal areas clear, not altering fire doors and letting us know if anyone in your household would need help to evacuate. We carry out regular checks on the fire safety systems in your block, including a monthly safety inspection, and will keep you updated on any work taking place.
