What’s the Decent Homes Standard?

The Decent Homes Standard is a quality standard, set by the government, that social-rented homes must meet.

The government is currently reviewing the Decent Homes Standard.

Here are the current detailed guidelines

How we invest in your home

We’re investing £91.5 million in a five-year programme of major works to make sure that your homes and buildings meet the Decent Homes Standard.

In total, we'll install around 1,250 new kitchens and 400 new bathrooms, alongside a range of other improvements, which include things like windows and roofs.

These improvements help maintain your home in good condition and ensure it continues to meet the Decent Homes Standard.

How we monitor the decency of your home

We follow the detailed government Decent Homes guidelines when checking the condition of homes and deciding what work they might need to meet the necessary standards.

We carry out home condition surveys at least once every five years. Our trusted experts Pennington Choices will contact you to arrange a time when your survey is due. During the survey, we'll look at key elements of your home like your kitchen, bathroom, windows and roof, as well as shared spaces like hallways between flats. This helps us understand when things are likely to need replacing and identify any repairs or upgrades needed so we can prioritise work effectively.

It's really important you let the surveyor in – if we don't have up-to-date information about your home, you might not be included in future improvement programmes. Any adult aged 18 or over can give access for the survey.

If you think your home doesn't meet the Decent Homes Standard, and we haven't already been in touch to confirm when this work will be done, please contact us.
