Your home must meet the Decent Homes Standard
All social landlords must make sure your home meets the government’s Decent Homes Standard. This means your home must:
- Be in a reasonable state of repair
- Have modern facilities
- Be warm, safe and free from serious hazards
If you believe your home does not meet this standard, please contact us so we can put things right.

Our Health and Safety Responsibilities
We are legally required to keep you safe in your home. This includes:
- Gas safety checks
- Electrical safety
- Fire safety
- Asbestos management
- Water hygiene
We will always tell you when these checks are due and what you can expect.

Your Tenancy Rights
Your tenancy agreement gives you important rights, including:
- A home that is fit for human habitation: your home must be safe, healthy and free from serious hazards such as damp, mould, structural issues or unsafe installations.
- Notice before we visit your home: unless it is an emergency, we will always give you notice before we:
- Carry out repairs
- Complete maintenance
- Inspect the condition of your home
We’ll agree an appointment time with you wherever possible.
Rights of disabled tenants
Disabled tenants have the right to reasonable adjustments. This may include:
- Changes to how we communicate with you
- Adjustments to our policies or processes
- Minor adaptations to help you live safely and independently
